Role overview
As a contract non-QM underwriter, you will independently underwrite or re-underwrite non-agency mortgage loans across a variety of programs — including bank statement, DSCR, asset depletion, foreign national, ITIN, and interest-only products — for our lending clients. You will work remotely under established client guidelines and will be expected to manage your own pipeline with minimal supervision.
Key responsibilities
• Underwrite non-QM first and second mortgage loans in accordance with client-specific overlays and investor guidelines
• Analyze alternative income documentation — bank statements (12 and 24 month), P&Ls, 1099s, asset depletion/dissipation calculations — to determine qualifying income
• Evaluate DSCR investment property loans, including rental income analysis, lease agreements, and short-term rental income documentation
• Perform thorough due diligence reviews including title, appraisal, credit, fraud, and compliance checks per client and investor requirements
• Identify exceptions pursuant to investor guidelines and review remediation documentation for identified exceptions for clear to purchase
• Maintain compliance with applicable federal regulations including TILA, RESPA, HMDA, ECOA, and fair lending requirements
Required qualifications
• Minimum 3–5 years of non-QM underwriting experience with a non-agency lender, correspondent, or mortgage support firm
• Demonstrated hands-on experience with programs such as bank statement loans, DSCR, asset depletion, foreign national, ITIN, and P&L-only products
• Proficiency with major non-QM investor guidelines (e.g., Angel Oak, Acra Lending, Deephaven, A&D Mortgage, Verus Mortgage Capital)
• Strong understanding of federal mortgage regulations: ATR/QM rule, Dodd-Frank, HMDA, ECOA, and state-specific licensing requirements
• Ability to work independently, manage multiple loan files simultaneously, and meet turnaround time (TAT) commitments
Preferred qualifications
• Prior experience supporting third-party clients in an outsourced or TPO underwriting capacity
• Experience with due diligence/pre-purchase review and scratch-and-dent or NPL re-underwriting
• Familiarity with EAD, ITIN, and foreign national documentation requirements
• DE/SAR designation or prior agency underwriting experience (FHA, VA, USDA) is a plus but not required
